Internet marketing is important for your listings. Over 80% of all home searches begin online. What is also very important is data integrity. Advertising a sold/withdrawn/expired listing as ‘for sale’ frustrates the consumer.

Our Internet Marketing program has changed in order to keep with data integrity and keep your costs down.

In the past, my|assistant would need to pull the list of properties we market and determine if it was still active because 99% of the time we are not alerted to status changes. We have been maintaining hundreds of dead listings which has allowed some active listings to fall through the crack.

In order to combat this gap, my|assistant has implemented the following change:
For $9 my|assistant will post your listing to 10 real estate classified sites, including Craigslist for 30 days. If, at the end of the 30 days, you would like us to renew your ad,  simply let us know and we will renew it at no charge.  If you don’t let us know, we will no longer be researching the status.

Well, there is a solution – Wisestamp. Wisestamp is an extention/add-on for Google’s Chrome browser and Mozilla’s Firefox (as well as Thunderbird and Flock).

By the way, if you are still using Internet Explorer, I HIGHLY recommend you stop. Chrome is my preferred browser because of its great speed and infrequent crashes and freeze-ups.  However, the MLS still doesn’t support any other browser except IE so you’ll have to use it for that.

With Wisestamp, you install the extension, create your email signature and voila, you’re ready to go! Photo signatures in Gmail. Easy.

Are you sure? Are you really sure? You may want to reconsider.

Google is keenly aware of Twitter’s unique ability to search in real time and has begun indexing Twitter updates (tweets). I’ve had Twitter statuses pop in in my Google searches with an in-search window of scrolling twitter updates. Twitter provides results in real time – in seconds. Google indexing can take minutes to hours to days.

What does this mean to you? It means that you need to be on Twitter. If someone is searching for ‘real estate’ and Google is providing Twitter updates in page 1 of Google results, you’d better believe that those people talking about real estate on Twitter will get recognized faster than those who are not.

People are talking. Are you there to listen? Are you there to ‘be’ there? If not, you’re out.

Being on Twitter doesn’t have to be difficult or time-consuming.

• You don’t have to follow all of those businesses and strangers that follow you on Twitter.
• If you’re using Facebook you can link a Facebook page to Twitter so the updates are automatic.
• You can make you Twitter updates feed Facebook.
• There are plenty of services like www.socialoomph.com that allow you to schedule tweets so you can do them all at once and send them out periodically.
• Use Tweetdeck to keep up with Twitter and group the people you follow so you don’t lose track (a must if you follow more than 100 people). Plus, you can update Facebook as well!

Google Alerts are a great way to monitor your name, your brand, and your reputation. You enter in your name, your company name, or any other keywords you want to receive updates for and Google will let you know when it comes across any of those phrases on the web.

Some ideas on how to use Google Alerts:

• Your name- see where you are appearing online and if your clients are talking about you.
• Your company name – see what people are saying about your company.
• Your slogan- have a great slogan? Is it copyrighted? Find out quickly if anyone else thought it was great and is now using it.
• Listing marketing – set up a google alert for your listing address. Use the alert to let your sellers know of the marketing your are providing for their property.
• Research & Education – I have a google alert set up for ‘real estate’ + ‘social media’ so I can stay on top of new developments as they happen. You may want to set up an alert for your niche, say “South Bend” + foreclosure.
• Keep an eye on your competition. Keep you Google Alert wide enough to capture your competition in its results. If your website is optimized for Notre Dame Real Estate, set up a Google Alert to find any other references to Notre Dame Real Estate. This can help you learn of new competition and to stay ahead of them.

Consider this post to be a spilling of the beans. I had an idea nearly a year ago that would provide a way for real estate agents to market their listings to students looking for housing. Being that I live so close to Notre Dame this was a local issue. A client asked me if I knew of a resource to market listings near campus. I said I did not and moved on. A few days later I was talking to my mom in the kitchen and told her the idea I had about starting a website catered to such real estate and I told her I was starting it. CampusHomesOnline.com was born! Through the help of a Twitter friend (well, most of his work is in this thus far) we are close to a beta launch.

CampusHomesOnline.com is a centralized and national listing service for real estate agents, property managers and homeowners to advertise homes for sale/rent, apartments for rent, and game day rentals to students and renters. Listings are a flat $29 for a 6-month ad – no hidden fees, no commissions like other listing services. Visitors features include:

• Ability to save searches and retrieve results later
• Sign up for email notifications of new listings that match their search criteria
